Recently, I got a great deal on some property. It was literally pennies on the dollar. And it was not because I have great connections (although I do), or because I had a note on the property, or because I bought some tax liens, or even because the owner was in dire financial distress and had to take a huge cut on the property in order to stay afloat. It was not any of those things, even though they are all quite common in today’s market.
I got the deal on this property, plain and simple, because the owner had no idea what to do with it. She was a real estate investor that had gotten involved in real estate just a few years ago, when properties were, to put it lightly, starting to be really easy to come by. She was so excited at the great deals that she was getting that she overextended herself, thinking that she would just flip the properties since she had gotten them at such good prices. However, she overestimated her ability to attract buyers, and the end result was that she ended up selling this particular property at a very steep discount.
While one lesson you can certainly learn from this is that you should not overextend yourself, another is that you should always know the risks involved in short term real estate investing. By far the biggest risk is that you will not be able to get rid of the property in short order. You should have plans for how to deal with this issue. Secondly, you should factor in the instability of the real estate market at large. Things are definitely changing – and some of the rules and legislation concerning real estate investing is changing for good. You need to be prepared to deal with new laws like “seasoning” laws, which may require you to hold even short term investments for a certain amount of time before selling them. Finally, you need to be ready to fail. Now, I don’t mean you need to be ready to lose money – no way. But you do need to be ready for the possibility that you might not make your absolute best-case-scenario goal on every property. To be honest, this particular investor could have sold the property in question several times and turned a smaller profit, but she was so emotionally invested in the deal that she viewed anything less than a slam dunk as a failure. And finally, she ended up taking a huge loss for being so stubborn.
Now, I will admit that I have several ideas for this property, and one of them is to hold it. However, I think it’s more likely I’ll try to sell it in the next month or two. Given what I paid for it, the “buy low and sell high” motto of flippers everywhere should fit the bill nicely – even if I end up selling to another investor. I have been investing in real estate for more than two decades, and I have seen some pretty amazing changes in the market during that time. One of the most interesting shifts that I have seen in real estate investing is the notion of short-term investing. Generally, the term “short term investing” refers to flipping or turning houses quickly – sometimes even before you have them under contract. This is an exciting and fast-paced business that tends to yield big rewards fast. Many of my colleagues and students make tens or hundreds of thousands of dollars on every deal.
However, short term real estate investing is a relatively new concept. Historically, people build real estate portfolios to be long-term investments. They selected markets that they thought would grow, then purchased and maintained property in those areas until they wanted or needed to sell. When they did, they reaped massive financial rewards because the property had appreciated – as real estate nearly always does even in today’s terms – over the period of time when they held it. However, in the 1990s and first part of the first decade of the 21st century, short term investing began to catch on. Real estate investors would purchase properties at a bargain, and then sell them on the market for an instant profit. Sometimes, they would just sell the contract on the property so that they did not have to even handle the closing. Property values were shooting up so rapidly that you could make thousands just on the contract and literally do very little work.
During this time, lots of people got involved in real estate investing who had never been involved before. Many did not understand how to really manage an investment, and I know a lot of people who made a lot of mistakes, but still came out okay because the market was just so good for buyers. Now, however, because it was so easy for so long, the common perception is that there is no room in the real estate market for short term investing. The people who think that are just plain wrong.
Short term real estate investing relies on the same principles that it always has: mainly, buy low and sell higher. That means that you need to find good deals, and then figure out a way to make them attractive to buyers in today’s market. While that may take a little more creativity than it did a few years ago, it is still completely within the realm of possibility for a detail-oriented, savvy real estate investor to turn a serious mint in short term real estate investing. And once you figure out the system, it is not any more difficult to implement than it was 3 or 4 years ago.
I’m tired of people telling me that the time for flipping is over. I’m flipping deals right now, and so are a lot of my colleagues. In fact, in many geographic areas of the country, property values are still rising, or – even better – they are on their way back up, but still pretty close to rock bottom right now. So it’s time to stop thinking about how the time to make money in short term real estate investing is over, and start thinking about how to make this market work for you in as many ways as possible – including short term real estate deals.

Singer-songwriters James Taylor and Carole King have announced dates for the US leg of their much-anticipated Troubadour Reunion tour.
The dates mark the 40th anniversary of the pair’s breakthrough shows at Hollywood’s Troubadour club.
The US leg will run from 7 May to 4 July, after stops in Australia, New Zealand and Japan in March and April.
Taylor, 61, and King, 67, have won nine Grammy Awards between them during their recording careers.
“In a sense, we started our solo careers sharing a band, sharing a stage, we did a show at the Troubadour in Los Angeles that really sort of broke both of us out of the box and established our careers,” Taylor said in a recent interview.

Over the course of his career, James Taylor has sold more than 40 million albums, and won more than 40 gold, platinum and multi-platinum awards as well as five Grammy Awards.
